How to Snag a New Build Home? Here’s What You Need to Know

Snagging a new build home is a process that needs to be done thoroughly. Every builder or snagging inspector may have their own snag list report and format. However, they all do the same thing. When they snag a new build home, it means they inspect the entire property and make a list of snags, defects or anything that needs repair or replacement in the house. The builder is then tasked to fix all the snags so when you move into your new home, there will be no nasty surprises waiting for you!

What Is a Snag List?

The snag list report is a record of any problems found during the building process, and it’s typically created at the end of the project. A snag list report should not be confused with a legal warranty or guarantee; it simply lists snags (defects) that have been identified during construction that needs to be repaired. You’ll want to read through your snag list report carefully before signing off on it.

Steps to Snag a New Build Home

How is a snagging inspection conducted? When your inspector does a snagging inspection, they need to go through every room of the new build home and it is important that they look at everything. They inspect the walls, ceilings, floors and interiors. They also check windows, doors, electrical fittings and fixtures etc. They list down every snag that they find during the inspection. The inspectors should not try to rush through the inspection and everything should be done thoroughly.

Apart from taking their time and making sure they are thorough, it’s also important that they take photos of any snags or defects during the inspection. Documenting the snags will help ensure that they are fixed or repaired properly. You can use the photos to compare how it looks like after the inspection vs. after the final repairs. The inspectors should make sure that these photos show exactly what needs fixing. It also helps when pointing out an area from several different perspectives and angles so that there are no questions about what exactly needs to be repaired.

What Is Done After the Snagging Inspection

After the snagging inspection is done and the snag list report is completed, the builder of the house will then fix all the snags in the list. Having the snags repaired would ensure that you would not have any issues when you move into your new build home. 

Once the repairs are done, you should check if all the snags listed down are already fixed. Going through the snag list report and inspecting each item will give you peace of mind that everything that needs fixing were completely repaired by the builder.
