A snagging report is an itemised list of defects in your newly built home.
New build homes often have defects or ’snags’, from small cosmetic flaws to more serious defects, which are caused by poor workmanship. Our price for a detailed including images starting from €190.00 plus VAT.
The process of moving into your new home should be a happy and exciting time and not plagued by picking up on annoying faults.
The purpose of having an accurate report drawn up by our trained inspectors is to identify the snags for your house builder to fix before you move in.
Once we receive your booking we will confirm a time & date for the survey.
We do not take payment for our service until 3 days after the invoice is sent & until you are entirely happy with our report.

We have trained and experienced building surveyors and snagging experts in house which enable us to visit new buildings and complete a snag of defects and finishing requirements which to the untrained eye, may go un-noticed until the purchaser physically moves in and experiences the defect or comes to sell on the property and the issue is picked up by a buyer’s building surveyor.
Our snag list service is comprehensive, and we will provide a snagging list to hand to the building contractor to be used to negotiate repairs and outstanding works.

All our staff are qualified snaggers that have the knowledge to build a house in the correct way from ground all the way up to roof tile. They can and will identify the smallest along with the biggest items within any size property. On average during a typical survey we would raise on average 110-160 issues and provide a detailed report and an overview to summarise our findings. Our reports are made easy for you to read we give detailed pictures with detailed images pinpointing the faults we find.

We have the in-depth knowledge and experience gained from over 30 years in the construction industry.
The ideal time to undertake the inspection is prior to completion which some, but not all, builders are happy to comply. However, several builders will not allow this citing “Company Policy”. The snagging inspection can of course be carried out post completion.
We only work for the purchasers of new build homes and not for house builders to avoid any conflict of interest.

Inspection
Once you have booked your inspection one of our professional team will be at your property at the agreed time to carry out your full comprehensive survey. We guarantee the best quality snag list survey available.
Receive your snag list report
Once snagging survey is completed our team will get to work straight away preparing you report and will email the report along with all the photographic evidence to your selected email within 24hrs of leaving your property, or a hard copy can be posted to you if you choose our optional extra service.
Our turnaround and follow up
We will have you full detailed snag list survey sent to you within 24hrs of leaving your property to ensure you can get all the issues resolved as soon as possible. We do offer a hard copy as an optional extra.
We can also offer a revisit to ensure all item have been carried out by the build contractor and that they have been done correctly. This is highly recommended and can be discussed at time of inspection.
Payment
Full payment for our snag list service is made by bank transfer 3 days after invoice is sent to you. We don’t accept payment until you are fully satisfied with our service.
