Moreover, the surveyor will not provide insights or recommendations about planning issues. This type of survey is only recommended for modern houses which are still generally in good condition.
A Type 2 survey is a more thorough inspection, one that is geared towards identifying issues that may affect the property’s value. It also involves aspects or features of the house that do not comply with existing building regulations.
While it is a comprehensive inspection, it won’t include checking underlying issues or going beyond what’s visible to the eyes. Hence, this inspection only finds surface-level problems.
Aside from the issues uncovered, the surveyor’s recommendations, such as repairs that should be done, are included in the report.
Lastly, a Type 3 survey is the most thorough inspection. It involves checking the structure and condition of the house. Some call it an intrusive inspection as it may include raising the floorboards.
A Type 3 survey is best for properties over 50 years old and/or in poor condition. Houses with unusual designs may also benefit from this kind of survey. Since it is a very comprehensive inspection, you can expect surveyor fees to be more expensive.
